KMF Architects designed the headquarters for Toho Water Authority, the largest provider of water, wastewater, and reclaimed water services in Osceola County. The 54,000-square-foot facility was developed to consolidate multiple departments that had previously operated from leased offices across several locations, creating a centralized campus that improves collaboration, operational efficiency, and customer service.

The headquarters brings together the Authority's administration, engineering, accounting, customer service, and support functions within a modern workplace designed to support more than 100 employees. The building's architectural design combines durable tilt-wall construction with expansive curtain wall systems, creating a professional and welcoming environment that reflects the organization's commitment to innovation, service, and responsible stewardship of public resources.

Sustainability played a significant role in the project's development. The facility achieved LEED® Gold Certification through the integration of environmentally responsible design strategies, energy-efficient building systems, and the use of sustainable materials. The project demonstrates Toho Water Authority's commitment to environmental leadership while providing a healthy and productive workplace for its employees.

Since completion of the headquarters, KMF Architects has continued to support Toho Water Authority through a series of renovations and facility enhancements. These projects include the build-out of the fourth floor, featuring new offices, conference spaces, employee amenities, restrooms, and telecommunications infrastructure, as well as first-floor renovations that improved security and created a new reception area for visitors and staff.
