KMF Architects was selected by the City of Orlando to conduct a comprehensive assessment of the historic Maxey House, an important residential structure that had remained vacant for several years following its acquisition by the City. Exposure to the elements, deferred maintenance, and prolonged vacancy had left the property in a deteriorated condition, requiring extensive investigation to determine its future viability.

The project involved a multidisciplinary evaluation of the structure, including architectural, structural, mechanical, electrical, plumbing, and historic preservation analyses. KMF performed a detailed survey of the property to document existing conditions, assess the extent of deterioration, and identify historically significant features that would influence future preservation efforts.

The findings were compiled into a comprehensive two-volume report prepared for the City of Orlando. The first volume evaluated the feasibility of restoring the historic home, documenting existing conditions and providing an estimated cost for rehabilitation and preservation. The second volume explored the alternative of replicating the structure, including research and cost analysis necessary to reconstruct the home while maintaining its historic character and significance.

By providing objective analysis, technical expertise, and preservation-focused recommendations, KMF equipped the City with the information necessary to make an informed decision regarding the property's future. The study serves as an important planning tool and demonstrates the critical role that research, documentation, and historic evaluation play in preserving community heritage.
