KMF Architects led the restoration of the historic Rogers Kiene Building, one of downtown Orlando's most recognizable landmarks and the oldest surviving commercial building in the city's urban core. Originally constructed in 1886, the Victorian-era structure stands as a significant symbol of Orlando's architectural heritage and continues to serve as an important link to the city's early development.
The project focused on the restoration of the building's iconic turret, a defining architectural feature that had deteriorated over time and become obscured by layers of paint and non-original materials. Through extensive research, careful investigation, and skilled craftsmanship, the restoration returned the turret to its historic character while addressing long-standing performance issues that threatened the building's preservation.
A key goal of the project was to balance historical authenticity with modern durability. Original materials and details were preserved wherever possible, while deteriorated elements were meticulously recreated using historically appropriate techniques and materials. The original lead shingles, which had reached the end of their service life, were replicated using hand-crafted aluminum shingles designed to weather naturally over time. Decorative metalwork was restored using traditional fabrication methods, and the turret's original finial was carefully preserved and reinstalled.
Beyond restoring its appearance, the project incorporated modern roofing technologies, air and water barrier systems, and moisture protection strategies to eliminate chronic water infiltration and improve the building's long-term performance. These improvements help safeguard the historic structure while maintaining the architectural integrity that defines its character.
Today, the restored turret once again serves as a prominent landmark within downtown Orlando, reinforcing the historic fabric of the city and reconnecting the community with an important piece of its past. The revitalized Rogers Kiene Building stands as an example of how thoughtful preservation, traditional craftsmanship, and modern building science can work together to extend the life of historic structures while celebrating the stories they tell.
