KMF Architects partnered with the City of Orlando to preserve and reimagine the historic Grand Avenue School, a cherished community landmark whose legacy spans nearly a century. Originally constructed in 1926 and designated as a City Historic Landmark in 1995, the Mediterranean Revival building has long served as an important cultural and educational cornerstone within Orlando's Holden Heights neighborhood.


As part of the City's vision to restore and repurpose the facility, KMF was selected to prepare the Design Criteria Package and serve as the Owner's Representative throughout the preservation process. The project began with a comprehensive assessment of the historic campus, documenting existing conditions and identifying the architectural elements that define the building's character and significance.


Working closely with City officials, preservation specialists, and the construction team, KMF developed detailed preservation guidelines to ensure the protection and restoration of the school's most important historic features. The effort included safeguarding and rehabilitating the original roof systems, masonry and stone detailing, historic doors, transom windows, and the building's iconic auditorium. Through careful planning and oversight, the project maintains the architectural integrity of the landmark while preparing it for a new chapter of community use.


Beyond preservation, KMF developed a master plan that transforms the historic campus into a vibrant community resource. The vision includes the adaptive reuse of the historic school building, improvements to supporting facilities, and the addition of a new gymnasium with seating for approximately 900 spectators. The revitalized campus will provide a permanent home for expanded recreation, educational, and youth programming while supporting the long-term needs of residents and families throughout the surrounding neighborhood.


The Grand Avenue School project demonstrates how historic preservation can serve as a catalyst for community investment and renewal. By honoring the building's past while creating opportunities for future generations, the project preserves an important piece of Orlando's history and reinforces its role as a gathering place, educational resource, and community anchor for years to come.
